Our 3-Step Process

Consultation

During our visit to your project we want to hear your goals for the project and see any photos that have inspired you. We will discuss project scope, timeframes and budget expectations while taking some rough measurements and discussing solutions for your project. Our site visits typically take 60 minutes and we will follow up with an emailed site consultation summary report which includes an “airplane level” cost estimate and project goals along with project considerations and suggestions. Following the site consultation summary report, we’ll send over a Preconstruction Services Agreement contract, so you can consider the next phase of the process.

Preconstruction

Did you know 70% of architectural plans never make it to build? In the traditional residential construction process of Design, then Bid, then Build it is very common for architectural design to exceed a client’s budget which doesn’t become apparent until after bids from builders come back too high. Abandoning the project results in lost time and money and going with the lowest bid to get the build done often results in miscommunication related to scope, unclear costs expectations and timelines that fail to meet promises.

Every successful project starts with a personalized plan tailored to your project specifications. When the Preconstruction Services Agreement (PSA) is signed, we work as a team including you as the client, an architect or designer (if needed) and us as the builder/remodeler to finalize design, identify a clear scope of work and to create that personalized plan. We work with you to select finishes for your project while assembling an accurate cost and timeline estimate tailored to your exact project specifications.

Regular communication throughout Preconstruction will ensure that if the scope of the work begins to extend beyond your budget, the team of builder, designer and client will work together to develop acceptable solutions. At the end of preconstruction, we will have a clear scope of work, a finalized list of project finishes, a detailed construction budget and a feasible project timeline.

Preconstruction duration can range from 1-2 weeks for a one-room remodel to 3-5 months for new construction.
